How Long Should a New Florida Roof Last Before Needing Replacement?
As most home and commercial property owners know, new roof materials have a life expectancy of a specific age depending on but not limited to the choice of materials used, ongoing maintenance, proper installation, weather/storm elements incurred and general care. The standard choice of roofing materials available for Florida homes ranging from the longest lasting to shortest include metal, tile and shingles. All of these types on new roofing materials have their advantages and disadvantages. Cost being of primary concern, but with manufacturing and installation cost rising at an accelerated rate, the gap between shingle roofs and metal roofs is narrowing making metal roofs becoming more cost advantageous in many situations.
Insurance Company Issues
Insurance underwriters in the State of Florida have decided to limit or deny coverage to dwellings with shingled roofs older than 20 years for a variety of reasons. Top of the list is the increased weather-related damage claims and rampant insurance fraud claims that have been taking place in recent years. Many insurance carriers are refusing to write new homeowners policies for homes with shingle roofs older than 20 years and requiring homes with roofs over 15 years old to pass a roof inspection before renewing many insurance policies. Amid these allegations of insurance fraud claims and their effect on rising insurance premiums, the state has enacted new legislation to control runaway insurance premium costs as of late. But the State of Florida has already taken steps to mitigate the effects of high wind storms on shingled roofs by establishing new guidelines for the installation of shingle roofing systems.
According to The Florida Building Codes, new coding has been instituted for shingle roofing systems including specific requirements on installation including but not limited to: strap-downs techniques, layering, water barriers, over hangs, adhesives, all wind resistant applications making shingle roofs more durable and less likely to sustain damage due to high winds up to and under 100 miles per hour. The list of specifics includes a 25% replacement rule, deck re-nailing, secondary water barriers, drip edge, base and counter flashing, roof pitch criteria all established in Chapter 7, Section 706.1 for the installation of new shingled roofing materials installed. These guidelines are created in accordance with the new construction requirements making Florida’s shingled roofs more durable and less likely to sustain damage caused by high wind events.
